When EDC Applies

EDC applies to development permission involving conversion of agricultural land into non-agricultural purpose.

The applicable EDC rate under G.O.Ms.No.211 is 4% of the prevailing SRO value of the agricultural land.

Important Exclusions

  • Conversion permission already obtained under the earlier Act and conversion payment already made.
  • Site / plot registered as a plot prior to 02-01-2006.
  • APCRDA Capital City Area.

Major Exemptions

  • State Government lands.
  • Eligible Local Authority lands used for community purposes.
  • Religious or charitable purposes.
  • Household traditional industries not exceeding one acre.
  • Aquaculture, Dairy and Poultry.
  • Lands allotted to APIIC.
  • Lands allotted to APGECL.

  • Ownership documents.
  • Link documents.
  • Market Value Certificate issued by Registration Department.
  • FMB sketch showing proposed site measurements.
  • Required affidavit regarding site conditions and ownership claims.
